The applicant is seeking to increase the maximum allowable density for the site shown in grey on the location map from 3.5 to 5.5 Floor Area Ratio (FAR) and rezone the site from Highway Commercial Industrial Zone to Comprehensive Development Zone.

The applicant is proposing to develop a 31-storey high-rise residential tower with a 4-storey residential podium consisting of 293 apartment units and 5 townhouse units on the eastern portion of the site.  A separate 4-storey commercial building will be built on the western portion of the site and will be connected by an atrium to the North Surrey Medical Building.
